Question for Balcostics Law

My uncle died and left a diagram of a piece of land to my uncle he wants to sell the land and i think its unfair because its family land. i offered to give him some money for the property and he said yes but i haven't seen any papers so i dont even know if its possible for him to even get a title my question is this can he get a title and if so how
